About 25 East

At 25 East Washington, every detail reflects a commitment to excellence. From concierge-level service to thoughtfully curated design, this is a space built for those who value more than just a desk.

Located in the heart of Chicago’s historic Loop.

With its 1914 design by Daniel Burnham, this Chicago Landmark evokes the grandeur of early-20th-century architecture. Originally designed as the Marshall Field’s Men’s Store Annex, the building has evolved into a modern workplace experience, without losing its soul.

With newly upgraded common areas, expanded wellness offerings, and tenant-first programming, 25 East Washington is where connection, comfort, and culture come together.

A BUILDING ROOTED IN HISTORY, REIMAGINED FOR TODAY

Built in 1914 and renewed for today, 25 East blends architectural grandeur with modern functionality, one of Chicago's most inspiring addresses. Here, timeless design meets next-level service.

THE preferred destination for non-profits

A building designed to support mission-driven organizations, without compromise.

25 East Wacker has become the preferred destination for non-profit organizations and associations. Today, 8 non-profits call the building home, and the momentum is growing.

Beyond workspace, 25EW reflects a shared commitment to community impact. Ownership actively participates in LoopDreams, a grassroots, fundraising-driven initiative created in response to community needs.

Non-profits choose 25EW for its timeless architecture, light-filled and flexible floor plates, and unmatched transportation access for both city and suburban commuters. At the center of the building is the Atrium Club, offering meeting and event spaces from 10 to 150 people, plus a 15,000 SF in-building venue with a 3,000 SF outdoor courtyard, ideal for conferences, fundraisers, and gatherings.

All of this is delivered at budget-sensitive rents tailored to the realities of non-profits and associations, making 25EW not just an address, but a long-term partner.

Each member of our team plays an integral role in ensuring the comfort, safety, and satisfaction of our tenant community.

We believe exceptional service starts with exceptional people, and we're proud to have them here.

“They listened, moved fast, and didn’t compromise on quality.”
- From day one, the team understood our needs and worked within a tight timeline. It felt less like a transaction and more like a long-term partnership.

Thomas C Buechele

VP, Facilities and Campus Ops School of Art Institute (SAIC)

“A partnership - not a faceless corporation.”
- If I had to describe 25 East Washington in one word, it would probably be 'partnership'. It’s a completely different experience than you have in most commercial high-rises where the ownership is some faceless corporation and the management company is another faceless corporation.

Let’s grow together

We're proud of the culture we're building, and even prouder of the people who make it possible. If you're looking for a workspace that elevates your every day, you'll feel at home at 25 East Washington.
